Pii Capital is a Chicago-based investment platform with three decades of operating experience across real estate and adjacent industries. We have built, operated, and scaled businesses from the ground up — and that experience is the lens through which every investment decision is made.

The Platform

Pii Capital is the strategic and financial umbrella for three vertically integrated operating companies — Helix Hospitality, SPACE Self Storage, and Five Properties. Each operates independently within its defined asset class, with its own investment thesis, leadership team, and operating infrastructure. Pii allocates capital across the platform, and each operating company deploys it with focus and discipline within its respective vertical. Together they represent over three decades of hands-on experience across hospitality, self storage, and commercial and multifamily real estate. External Partnerships

In select situations, Helix or one of the platform's operating companies may participate in a deal originated by an outside party. In these cases, involvement is contingent on Pii or the relevant operating company holding a meaningful equity position — co-GP or controlling interest. This ensures that when our operating platform and expertise are part of the equation, we have the alignment and authority to deliver on them. Our operating companies are not available for hire as third party service providers.

Where Pii Capital Invests Directly

Not every opportunity belongs within a defined vertical. Pii Capital invests directly in situations that fall outside or above the operating companies — cross-vertical opportunities, platform-level deals, and investments where the full depth of the Pii platform creates the most value.

We deploy capital across the full stack — as an LP, GP, co-GP, and through preferred equity, mezzanine, and debt positions. We bring the same operational rigor to every position we take, regardless of where we sit in the capital structure.

Pii Capital is also actively pursuing acquisitions of fully vertically integrated real estate operating companies — businesses with established teams, systems, and track records — where we can provide the capital, shared infrastructure, and relationships needed to accelerate growth as a new addition to the platform.

Beyond real estate, Pii invests selectively in real estate-adjacent businesses including fintech and other sectors where our operating perspective and industry relationships create a meaningful edge. These investments typically lead with structured debt, with the ability to expand into equity as the relationship develops.
